Downsizing Guide: Moving to a Smaller Home With Confidence

by Anis Khairkhwa

Moving to a smaller home can mean less maintenance, lower costs and more time for the things you enjoy. It can also bring a lot of decisions at once. This guide shares the steps I walk through with clients who are downsizing, so the move feels organized and calm.

1. Think about how you want to live

Start with what you want your next home to offer: one-level living, less upkeep, a shorter commute, or being closer to the people and places that matter to you. This helps us choose between a condo, a townhouse or a smaller detached home.

2. Understand your numbers

I will help you understand what your current home may sell for and what homes in your target area cost. It is also wise to speak with your financial advisor or accountant about how the sale fits your long-term plans.

3. Buy first or sell first?

This is one of the most common questions. Selling first gives you certainty about your budget. Buying first lets you secure the right home, but you may need bridge financing to cover the time between the two closings. We will talk through both options so you can choose what feels right for you.

4. Sort, donate and plan the move

Downsizing often means deciding what to keep, gift, donate or sell. Starting early makes this much easier. Measuring your new space and planning which furniture will fit can help you decide what to bring.

5. If you are moving to a condo

Condo living comes with monthly maintenance fees and rules set by the condominium corporation. Before you buy, your lawyer should review the status certificate, which shows the building's finances and any known issues. I will make sure you understand what the fees cover.

6. Preparing your current home to sell

A home you have lived in for many years may need a little refreshing before it goes on the market. I will share a staging plan that highlights your home's best features without unnecessary expense.

If you are thinking about downsizing, I'm here to help you plan each step at a pace that works for you.

This guide is general information, not legal, tax or financial advice. Rules and programs can change, so please confirm the details for your situation with your lawyer, lender or accountant.

If you have any questions, please don't hesitate to reach out. I'm always happy to assist.
